With the glut of houses on the market in many areas of the country, it might take a while until you sell your home. So what do you do with yourself while you’re waiting?
Rather than spending your time feeling frustrated and anxious, you can just as easily focus on making your life more enjoyable. Here are five tips to turn your home selling “waiting period” into a positive, productive time:
Organize Your Life – Don’t wait until you get an offer to start madly sorting through your things and packing up boxes. Right now, while you’re not under pressure, is the perfect time to cull out what you don’t need, have a garage sale, donate clothes and toys to charitable organizations, and enjoy how it feels to live lighter.
Get Productive - One of the best ways to lift your spirits is to make progress in some area of your life. That might mean learning something new or improving on a skill you already have. Every little step forward is a victory, whether you’re getting better at making homemade cinnamon rolls or learning to play the bassoon. Or you can take a course in gardening, landscaping or art which will help enhance your home and may even attract the right buyer.
Create a New Income Stream – Speaking of learning, this is also a great time to investigate new ways to earn income — especially if you’re worried about paying bills. Now is the time to learn how to sell on Ebay, create hand-painted furniture to sell at craft fairs, or start an online business. If you start now, by the time you sell your home you might have a new career under way!
Become a Traveler in Your Own Town: There’s probably a list of places within a day’s drive from your home that you’ve wanted to explore, but haven’t. Maybe there’s a “you pick” berry farm or cheese maker you’ve always thought about visiting — but just never got around to it. If you live in a large city, there’s probably plenty of museums, historic buildings, parks, clubs and pizza places that you’ve driven by for years, but never stopped in. Again, this is the time to do it — before you sell your house and have to focus on packing and possibly moving away from the area.
Stay Competitive – As a home seller, you’re in constant competition with other sellers in your price range, so you need to know what prices others are asking and what prices homes are actually selling for. Ask your Realtor for updates on recent selling prices and attend open houses to see what’s being offered. While your touring the open houses, gather staging and decorating tips you can then apply to your own home and garden.
And here’s one more tip – Read Home Seller’s Blues and How To Beat Them. Um, I just had to include this book, because it’s filled with home selling ideas from top real estate experts, home stagers, landscapers and marketing pros on how to make your home stand out from the competition and sell faster. It’s available as an Ebook or in paperback from Amazon.com, Apple iBooks and at www.homesellersblues.com.
