Home Selling Tips: Throw in a Triumph!

Free gift for home sellersNow this just in from the U.K. Telegraph News: Home sellers are going to extraordinary lengths to sell their homes before summer ends. In fact, some are throwing in a beloved car to make their home stand out in a market afflicted with high inventory, few buyers and autumn closing in fast.

Terry Jennings will hand you the keys to his 36 year-old Triumph if you pay the asking price for his home in Buckinghamshire, England. Others are offering Fords, rail passes and cash rewards to anyone who brings in a living buyer.

This is a good idea – especially if your house is on the market along side a lot of other beautifully appointed, lovingly landscaped, well-priced offerings. How do you stand out?

By throwing in something unexpected you can tickle the fancy of a potential buyer. One home seller I knew threw in his giant screen television. (It would have been a pain to move anyway.) Within a month he sold his home to a big sports fan. True, this fan could have purchased his own TV and maybe negotiated a lower price for one of the other houses in the area, but he just couldn’t resist someone giving him that huge TV set. How often in life does anyone give you a great big free anything? It makes you feel as if you’ve won a prize!

So ask yourself, what might you be able to throw in with the purchase of your home? If you’re a restaurant owner you can offer monthly dinners out for a year. If you’re a mechanic, you can provide free car maintenance and repair. If you’re an artist, you can create a special art piece just for your buyer.

If you don’t own a store or a business, or a desired skill, you can still offer a buyer a home warranty, a bed and breakfast weekend, or a basket of fresh fruit delivered to the door each month. There are even “Chocolate of the Month” and “Bonzai of the Month” clubs.

Hey, if I had a choice between two equally desirable homes, I’d go for the one that gave me something wonderfully unexpected. Especially if it involved finding a big bounty of chocolate on my door step every month. And I know I’m not alone.
