The National Association of Home Builders in partnership with Builder Magazine recently held a seminar discussing who today’s home buyers are and what they’re looking for in a property.

In this seminar they listed a number of trends and buying preferences based on a survey of 10,000 buyers and potential buyers in 27 U.S. metro areas.

The survey revealed that the most active group of home buyers were adults between 31 and 45 years old — the Generation X group. This group is the most mobile, with blossoming careers and the need to house a growing family.

Even though this group accounts for only 31% of the home buyers, versus Baby Boomers who account for 41%, many Baby Boomers are waiting for the market to pick back up, while the younger demographic wants to get going sooner. In addition, the 30 to 45 year-old group is growing due to immigration, making them an even stronger force in the marketplace.

According to the survey, here is what the Generation X demographic wants in a home:

This information is useful to sellers because if your home has these attributes (or if you are able to add them), you can appeal to this audience in your home description and photos. You never know when a simple change in your wording or a few artful pictures will capture the attention of a buyer who’ll make an appointment to see your house instead of one of the others in your area!
